JAMMU: Suburban Jagti-Ban areas in Tehsil Nagrota of district Jammu are fast becoming another Greater Kailash of Jammu District where a gang of notorious property dealers have gulp down money in crores by cheating several prospects land buyers on the name of fraudulent land deals.

Sharing copies of agreements, the victims told JK Global News, “As part of modus operandi, one Harish who acts as ‘Natwar Lal’ of the gang by posing as fake owner of land offers sale of plots to gullible buyers at unauthorized colonies in Ban, Jagti and Panjgarian villages.

Once the deal matured, he accepts a portion of amount by entering into an agreement on affidavit with an undertaking for transfer of ownership to plot buyers within a specific time period. “This entire agreement is a plot enacted to dupe buyers. Once money gone into their pockets then they remain evasive on one pretext or the other pertaining to transfer of ownership to buyers for sold plots”, narrates another victim.

Urging the police to open history sheet of the kingpin-Harish for booking him under PSA, one victim avers, “For fraudulent land deals, the kingpin of the gang is facing FIRs in several police stations. The citizens must remain vigilant about ill designs of these well connected unscrupulous property dealers who brags of close proximity with concerned officials of Revenue department and assured gullible buyers with transfer of ownership rights even for ‘Kupad’ land which as per Revenue Act, prohibited from sale and purchase.

Reliable sources in police said, “The gang led by one Harish in criminal conspiracy with the identified actual owners of land in Ban, Jagti and Panjgarian has cheated more than two dozen persons of Rs 10 crores over the past 5 years”.

Commenting on the matter, Tehsildar Nagrota, said, “It is unlawful to engage in sale of land without prior permission from the Revenue department. “We are investigating a complaint received against some property dealers for alleged unlawful sale of land in our jurisdiction and violators will be punished as per law of the land”, added Tehsildar Nagrota.

While, the VC JDA, asserted that Jagti, Ban and Panjgarian falls in JDA jurisdiction and neither residential colonies can be established nor commercial or residential constructions can be started without approval from competent authority. While cautioning violators, he further said that strict action from demolition of constructions to restriction of registration of plot will be initiated , if any fresh illegal colonies reported in our jurisdiction.
